Upon Arrival: 

  • All guests will need to provide a non-expired copy of their driver’s license and will be subjected to a background check. 

  • Upon reservation a 50% deposit will be required, the other 50% at time of arrival

  • All recreational vehicles must be currently registered and maintained in good condition and running order. Only allows recreational vehicles that are 2010 models or newer. Vehicles that exceed this date must be approved and up to date pictures must be provided to management prior to arrival. No RV deemed to be in “poor” condition (i.e. flat tires, badly dented, broken or cracked windows, or in need of paint) will be allowed to remain on premises. All RV’s must be leveled and supported with the proper equipment. A sewer hose “donut” or “L” connector is required. 

  • All public laws and ordinances shall be obeyed within the park. The RV owner will notify management should it be necessary to call local enforcement. If the sheriff or police come out for any reason, at our discretion, regardless of circumstances or innocence, if you are asked to leave, you must vacate the premises without a refund. 

  • No hazardous materials may be used or stored on the site, nor disposed of or spilled inside the park at any time. The possession, sale, or manufacture of illegal drugs or drug paraphernalia on the property is prohibited.

 

Payment and Contract Rules:​

  • All new tenants will be on a trial first 30 day period; if either party deems it is not a good match, the lease will be voided.

  • Fees are due and payable as follows:

    • For an Initial Term of less than seven (7) days, the Fee is due and payable in full on the Effective Date;

    • For an Initial Term of less than one month, the Fee is due and payable weekly with the first weekly Fee payment due on the Effective Date, and each subsequent weekly Fee payment due every seven (7) days thereafter;

    • For an Initial Term of one month, the Fee for the first month is due and payable on the Effective Date, and the Fee for each subsequent month is due by the 1st of each month in accordance with the RV Park License Agreement;

  • Fees will be prorated for any partial license period.

  • A $25.00 per day late fee will be charged for payments received on or after the 3rd of the month.

  • We reserve the right to refuse continued residency to licensees defaulting on payments. 

  • Venmo, Money Orders, Checks will be accepted.

  • Debit cards and Credit Cards will be accepted (all applicable fees will be charged to the licensee). The fee will be 25.00 for every $500 charged.

General Rules:

  • The RV Park speed limit is 5 MPH.

  • Trash is picked up on Wednesdays and must be placed in the trash can provided. Dispose of your trash daily in our dumpsters. Do not leave trash outside your RV overnight. All garbage must be placed in plastic bags and tied. Boxes must be flattened.

  • The RV Park reserves the right to take any available legal action against licensees occupying the space without permission. 

  • Maximum person per site is 6. 

  • Licensees are responsible for the actions of their visitors. 

  • Subletting or assignment of your site is not allowed. 

  • Quiet hours are from 10pm-7am. If we have to call authorities for a disturbance at your site, you may be required to leave.

  • RV owners shall be responsible for the conduct of their family members, guests and/or visitors while at the park. RV owners, their family members, guests or visitors who create a disturbance or behave in a manner that constitutes a threat or substantial nuisance to other guests will not be allowed to remain on the property. Park guests are responsible for the conduct of their guests. All overnight guests must be registered.

  • All vehicles must have current registration, inspection and license plates. 

  • Keep grass free of all items. 

  • Parents are responsible for the conduct of their children and financially responsible for any damages incurred by their children. 

  • Damage caused by you, your family or guests is YOUR responsibility. 

  • The park is not responsible for damages, for theft or injury occurring during your stay. 

  • We do not guarantee the same site, if you choose to extend your stay.  Check with park management for availability. 

  • Parking on the street or driveways are prohibited. All vehicles must be parked on your pad site or the available RV Park parking lot south of the RV sites. Drive only on designated driveways. Do not park or drive on any grass areas.  

  • The RV Park is not responsible for loss or theft of personal property.

  • Unauthorized vehicles will be towed at the owner’s expense.

  • No off-road vehicles and no semi-trailer trucks are allowed.

  • Report all damage to water, sewer, and electrical hookups to management immediately.   

  • Only designated RV maintenance personnel provided by RV Park management may work on water, sewer, and electrical hookups.

  • Any issues not explicitly covered in Park Community Policies will fall under the discretion of RV Park management. 

  • We reserve the right to refuse continued residency to “offenders” of Park Policies. 

  • No vehicle repairs shall be made on these premises. Service work including changing oil and lubing is prohibited.

  • A sewer hose “donut” or “L” connector is required. A $100.00 clean-up fee will be charged if your RV causes a sewer back-up.

  • Loud parties, excessive drinking, offensive language, or other unacceptable behavior by licensees and/or their guests is not permitted. Illegal activities of any sort are strictly prohibited.

  • Parents are responsible for supervising their children at all times and will be held responsible for their actions. No person younger than 19 years of age may rent an RV Site. Campers 18 years or younger must have a parent or guardian present and on site during camping stays. Parents are solely responsible for the behavior, actions, and safety of their children. Children shall not disturb the peaceful enjoyment of other park guests.

  • Do not use a vacant site for any reason without first contacting the office.

  • If you have RV off site for repairs, etc., notify the office.

  • Do not attempt to correct any problems with Park facilities.  Notify the office or one of our maintenance staff.

  • No washing of any vehicles allowed

  • Disposing of human waste, sewage or gray water except directly into sewar lines.

  • Sleeping outside of RV is strictly prohibited.

  • A sewer hose “donut” or “L” connector is required.

  • All RV’s must be leveled and supported with the proper equipment.

  • Exceeding speed limit of 5 mph unless otherwise indicated. Driving any vehicle across the trails, grass, sidewalks or anywhere other than upon the roads, streets, parking lots, parking areas and camping areas designed for that purpose. Must always be parked in designated parking areas. All automobiles must be currently registered and in good running condition. Issues including but not limited to flat tires, dead battery, leaks, broken windows or is deemed to be in poor condition (includes exterior and interior) may not be parked on premises. All vehicle repairs, maintenance (i.e. oil changes, lubes, etc.), and washing is prohibited. Operation of vehicles inside the RV Park is limited to licensed adults who must proceed with extreme caution. All posted traffic signs must be obeyed, and the posted speed limit is 5 MPH and is strictly enforced. No boats, utility trailers, storage trailers, or auto trailers may be parked on property without approval from management. All trailers and fifth wheels must be accompanied by a tow vehicle that will remain with the occupant unless there is prior approval from management. Vehicles in violation of these rules will be towed at the owners’ expense

  • Cleaning, washing, painting, or maintenance of any vehicles or RV’s is prohibited.

  • Carrying or discharging any firearms, firecrackers, rockets, torpedoes or any other fireworks, air guns, bb guns, slingshots or any type of weapon, toy guns or anything that could be mistaken as a weapon.

  • Wheeled toys, skateboards, hoverboards, roller-skates, remote control toys, and drones, including but not limited to cars or similar devices are NOT be operated inside the park. Bicycles must be operated with extreme caution. Minors operating bicycles must always be accompanied by an adult age 21 years or older with the proper safety attire worn. Bicycles must not be parked on the street and not intrude on other sites. 4 Wheelers and ATVs are NOT allowed in the park. Boats are NOT allowed to be stored at any site.

  • Having horses or other livestock without permission of the management.

  • Building fires anywhere other than in fireplace, grills or other facilities designed for this purpose. Fires must never be left unattended and always extinguished prior to leaving the fire area. Campfires are restricted to designated areas and may only be made in those areas. A fire extinguisher must be readily available in the RV.

  • Leaving camping unit unattended, without prior approval, for more than 24 hours.

  • Performing any mechanical work on any vehicle without prior approval.

  • Any vehicles left unattended for more than 24 hours are subject to being towed at the owners expense.

  • Not turning the water off during freezing weather with result in repair cost to you the licensee.

 

Arrivals & Departures:​

  • Check-Out time is 12pm. 

  • Fees paid grant a license to park and confers no property rights. 

  • No refunds on early departures.

  • All guests will need to provide a non-expired copy of their driver’s license and will be subjected to a background check.

  • No refunds on cancelled reservations. 

 

Site Appearance:

 

  • Any steps or platforms that are built must meet the size regulations 4x5 and approval of the RV Park Management. No pallets allowed.

  • All RV wheels must be on the gravel pads. Stabilizers may be lowered onto the grass. 

  • Guest will be permitted ONE (1) RV and up to TWO (2) vehicles per assigned site.

  • Guest must dispose the grease and sanitary napkins and or diapers in the outside trash and not in their sink or toilets for the safety of the septic system. All posted signs regarding health, safety, ordinance, and law must be observed and are strictly enforced.

  • Hanging of laundry is not permitted.

  • All RV areas need to remain clean of garbage and debris. 

  • Leaky plumbing is strictly prohibited. 

  • No outside storage is allowed on RV site. Lawn furniture and grills are excluded from this rule.

  • Do not hang towels, bathing suits, or clothes outside your RV. 

  • Your site must be kept neat, clean and free of boxes, litter or trash. No refrigerators, storage bins, freezers, weight sets, etc. are allowed. See the manager for questionable items.

  • No campfires allowed – grills are permissible.

  • Only outdoor patio furniture may be stored outside the RV site. All indoor furniture, major appliances, and household and cleaning supplies must be stored in the RV. Storage of such item’s underneath, on top or outside the RV is not permitted. No tarps are allowed. All plants must be potted in proper containers and are subject to management approval of type, size, number, placement, etc. (i.e. not paint buckets or plastic nursery containers).

  • No hot tubs or portable swimming pools are allowed at the site. Outdoor structures and accessories other than awnings designed to be attached to the RV are prohibited including but not limited to sheds, fences, tents, latticework, clotheslines, pools or bedding.

  • Canopies are allowed if tethered down.

  • No damage to trees No nails, cutting or breaking of tree limbs

 

Pet Rules: 

 

  • Limit 2 pets per lot.

  • All pets must be on a leash when walked. 

  • Clean up after your pet, failure to do so may result in being asked to leave the RV park. 

  • No pets are allowed to be tied up, caged, or left unattended at any time. 

  • Pets must be listed and approved by licensor before coming onto property.

 

Visitors may be fined and/or ejected from the park without refund if these rules are not followed. This includes but not limited to any guest, child, or person on the contract, in association of the site agreement.

I have carefully read and understand the park rules as stated above, all laws of the State of Texas are also required to be obeyed.

CONDITIONS OF FACILITY USE: 1) You are responsible for your group and/or parties' actions and conduct during your reservation. Your current and future reservation requests may be cancelled if the following should occur fighting, unseemly conduct, health violations, abuse of staff or property, or failure to remit payment. 2) A non-refundable deposit is required at the time of booking.  3) Contract changes/cancellations will only be accepted from the individual originally booking the facility(s). 4) Your group must assume responsibility for providing adequate supervision, facility cleanliness and general order while using the facility. 5) Any damage and/or destruction of the above-named property(s) will result in repair and/or replacement fees billed directly to you. 6) In all circumstances, the Organization retains full authority for final approval and denial of facility reservation requests.
